Estimator – High-End Residential Construction
Job Summary
Janiczek Homes is a high-end residential custom home builder specializing in new home construction and large-scale renovations and additions. We are seeking a detail-oriented and experienced Estimator to lead the estimating process and budget creation for new projects. The Estimator will be responsible for reviewing project plans, coordinating with vendors, managing takeoff services, and preparing accurate cost estimates. This role requires years of experience in the luxury residential construction market, strong analytical and mathematical skills, excellent communication, and the ability to work collaboratively with architects, project managers, and vendors to ensure project success.
Key Responsibilities
1. Project Plan Review & Scope Development
· Thoroughly review and understand project plans and specifications.
· Identify and document project scope and requirements.
· Coordinate with architects, owners, and design professionals to clarify project details.
2. Vendor Coordination & Proposal Management
· Distribute project plans to material and labor vendors with defined scopes of work.
· Request proposals (RFPs) from vendors, ensuring timely responses.
· Manage the Request for Information (RFI) process to obtain necessary clarifications.
· Follow up with vendors to ensure accurate and complete bid submissions.
3. Cost Estimation & Budget Development
· Develop unit cost lists and calculate project budgets based on takeoff information.
· Update estimates daily in the project’s spreadsheet to reflect received bids and cost data.
· Utilize historical data, unit pricing, and competitive bids to create accurate estimates.
4. Meetings & Progress Tracking
· Schedule and lead bid review meetings with management when 30% or more bids are received.
· Maintain regular updates on the status of vendor bids and estimate progress.
· Present final estimates to clients and architects, ensuring clarity and transparency.
5. Takeoff Services Management
· Coordinate with takeoff services for estimating scope tasks.
· Perform specific takeoff tasks independently to ensure accuracy and completeness.
6. Documentation & Buildertrend Management
· Organize and manage all estimating-related documentation in Buildertrend (BT).
· Upload vendor bids, cost data, and project estimates to ensure accessibility and accuracy.
· Work with the Project Coordinator to maintain organized project records.
Qualifications & Skills
· Experience in high-end residential construction, including new builds, large-scale renovations, historic restorations, and custom additions.
· 10+ years of experience in construction estimating or a related role.
· Strong proficiency in estimating software, spreadsheets, and Buildertrend.
· Excellent communication and coordination skills to work with vendors, clients, and internal teams.
· Ability to analyze project documents and identify cost implications effectively.
· Detail-oriented with strong organizational skills and the ability to meet deadlines.
· Familiarity with takeoff services and RFP management.
· Strong understanding of value engineering and cost-saving strategies.
· Bachelor’s degree in mathematics, Construction Management, Engineering, or a related field (preferred).

Salary – $85,000 - $120,000 per year
Schedule – Monday - Friday
Work Location — Jobsites located throughout the Philadelphia area, specifically the Main Line, Chester, Montgomery, Delaware, and Bucks County. A valid Driver’s License is required for this position.
